Creation and Configuration Steps

Tracking URLs help you measure the effectiveness of your marketing campaigns by providing information to HubSpot when visitors access your site through the URL.  Create a tracking URL when you want to track traffic from a campaign to a page with the HubSpot tracking code. Examples include email blasts, PPC campaigns, QR code tracking, and banner ads.

When to use UTM Tracking

UTM tracking should be applied to ANY link that directs traffic to your website from an external source. This includes:

  • QR codes.
  • Paid ads (Google, Meta etc.)
  • Organic Social Media Posts (corporate and project).
  • Realestate.com.au
  • OpenLot
  • And more!

Using UTM Parameters ensures that you can accurately track and report on traffic sources, helping to measure the effectiveness of campaigns.

 


 

Anatomy of UTM Links

Source

Tracks where the traffic orgininated. 

Examples include Facebook, Google, a partner's website, or an email list.

Parameter: utm_source
Medium

Tracks the category of the traffic source, such as organic social, search, cost-per-click, referral or display.

Parameter: utm_medium

 

Campaign

Tracks the performance of a specific marketing or promotional campaign. 

This helps differentiate between traffic from a LinkedIn ad vs an email campaign.

Parameter: utm_campaign
Term

Specific to paid search campaigns, this parameter trtacks traffic from a particular keyword.

Parameter: utm_term
Content

Useful for multiple tracking URLs pointing to the same link.

This parameter helps differentiate between various placements of the same link, such as different locations in an email.

Parameter: utm_content

 

UTM Best Practices

  • DO use UTM parameters for external links to track traffic and campaign performance.
  • DON'T use UTM tags for internal links (e.g. Blog > Landing page or Email > Project Website).
    • Using UTMS in eDMs
      • DO use UTM tracking if the links in your eDM direct recipients to external websites such as a project landing page or Kentico project website. This allows you to track the performance of those email links and monitor traffic sources.
      • DON'T use UTM tracking for internal links that direct users to different sections of the same email or website (e.g. Blog > Website page). Internal UTM uses can interfere with accurate analytics by skewing traffic attribution.
  • DO follow these naming conventions:
    • Use lowercase only.
    • Use underscores for space (no spaces allowed).

Creating Trackable Short URL

Step 1:

  • Navigate to Settings> Tracking & Analytics > Tracking URLs
  • Create New URL
  • In the right panel, set up your tracking URL.
  • Enter a valid URL for your page (https://www.cedarwoods.com.au/bushmead/property-for-sale/land-for-sale/)
  • Click the UTM campaign dropdown menu and select a campaign you want visits to this tracking URL to be bucketed under in your analytics tools. If you haven't created a campaign see this article.
Please note: a campaign name is required when creating and tracking a URL because the campaign name is used in several reports in HubSpot. Visits to the tracking URL will be attributed to this campaign in the sources report and will count towards the analytics for the campaign in the campaigns tool. 
  • Click the Source dropdown menu and select the source for your tracking URL. This will affect where the visit will be categorised in your analytics, including the traffic analytics tool.
    • Other campaigns: select and enter a Custom UTM Source. This is best when using marketing tools such as the SMS feature 
    • (e.g., BUSH_SMS_Campaign_1) or using a QR code option (WOLL_QR_code_sales_office). 
  • Click Create. If you want to create another tracking URL immediately after, click Create and add another.
